10 Tips to help you buy a Foreclosed Home

A foreclosed home
is one that the previous owners were no longer able to pay for. Foreclosures can be incredibly difficult to purchase along with to find. Once located though, they can be viable homes for people to live in and great investment opportunities
as well if someone is looking to profit off of real estate.

Since a foreclosed home is one that has not been paid on due to the owner not being able to afford the payments, the lender which can be a broker or a bank, takes it back in order to sell. The process can be difficult to go through and lengthy so be aware of this.

Know exactly why foreclosures are so appealing. Banks lose money
on foreclosed homes most of the time and need to recover some of their costs. This means they will list homes for values that can be up to thirty percent off of what their fair market value is. Some rare finds may have even larger discounts depending on the circumstances surrounding the foreclosure. You will have a better chance of getting a foreclosure if you get a real estate agent to represent you. Many people are wary to work with people who don’t have them.

There are a variety of places to find foreclosure listings including the county clerk’s office, newsletters, newspapers, magazines, and the vast World Wide Web as well. If you prefer to work through the government agencies, HUD which stands for the United States Department of Housing and Urban Development and Fannie Mae, have their own listings of foreclosed homes contained in their databases. All homes must be listed with the county clerk’s office if a foreclosure is happening.

Inspect any property that you have an interest in. Walk through it yourself and check every corner and fixture to see if there is anything that needs major repair. A certified inspector should also go through the home to make note of any major repairs that need to be conducted and write them down in a formal report. Sometimes these can be major while others may be just instances where the previous owner wasn’t able to keep up on routine maintenance.

Compare the price of the home you are looking at with homes that are available in the area to be certain that you are truly getting a good deal on the foreclosure to access if it is worth your time. Your credit report should also be accurate to ensure that you get the best deal on a loan to buy the home.

Also be certain that if any liens are present on the property that they will be taken care of. An inspection is always going to be required but sometimes the seller will be willing to pay for it instead of having you shoulder the cost.

Paperwork is something that you are going to encounter a lot of with a foreclosure. Government agencies will require more paperwork than usual too. Foreclosures are not simple by any means but they can definitely be successful. Source: http://www.articlealley.com
